What should I do to my home before listing?

Usually less than you think. The valuation visit doubles as a walk-through; we'll flag the few things (paint, declutter, a specific repair) that will actually move the needle on price or speed. We don't push pre-listing renovations that don't pay back.

How long will it take to sell?

Across the Shenandoah Valley & Northern Virginia, most well-priced homes go under contract within 14–45 days and close 30–45 days after that. Pricing, condition, and time of year all move the number — and we'll give you a realistic window based on current comps before you list.

Should I sell first or buy first?

If you're outside that area, mention it and we'll either help directly or refer you to an agent we trust.

Our listing agreements include clear terms for renewal, price adjustment, or early termination — we'll walk through them before you sign. The goal is to price and market correctly the first time so that conversation doesn't come up. But if life changes mid-listing, we work with you.
