About HoneyWay

Real estate, the way it should be.

HoneyWay is a Winchester, Virginia brokerage built on the belief that buying or selling a home shouldn't feel like a transaction — it should feel like working with someone who actually has your back.

The HoneyWay story

Real estate should feel personal.

2019 Founded with intention
Winchester Rooted in Virginia
Broker-led Personal guidance

HoneyWay was founded in 2019 on a simple belief: real estate should feel personal, informed, and genuinely connected to the people being served. The best way to help someone find home is to understand more than their budget and bedroom count — it is to understand their goals, their lifestyle, and the community they are stepping into.

Rooted in Winchester and serving communities throughout the Shenandoah Valley and Northern Virginia, HoneyWay brings local knowledge, honest guidance, and a relationship-first approach to every client experience. From the historic streets of Winchester to the rolling countryside of Frederick, Clarke, Warren, and Shenandoah Counties, and into the growing communities of Loudoun County, this region is full of character, opportunity, and places worth calling home.

HoneyWay was built to offer real representation — not a script, not a sales funnel, and not a one-size-fits-all process. Every client deserves thoughtful advice, clear communication, and a broker who takes the time to understand both the person and the place.

That is the way it should be. That is HoneyWay.

How we work

Three things you'll get every time you work with HoneyWay, whether you're buying your first place or selling your fifth.

01

Local knowledge that's actually local

We live and work in the region we serve. We know which neighborhoods have great schools, where the floodplains are, which streets get morning sun, and which listings are priced realistically for the market.

02

Honest answers, not sales pitches

If a property isn't right for you, we'll say so. If a deal doesn't make sense, we'll tell you to walk. The right home is worth waiting for, and your trust is worth more than any single commission.

03

The whole way, not just to closing

Buying or selling a home is dozens of decisions over weeks or months. We're available for the small ones and the big ones — calls returned the same day, questions answered before you have to ask twice.

Meet the broker

Nate Crandell

I’m Nate — one of the original founders of HoneyWay, which began in 2019 with a simple goal: make real estate feel less like a sales funnel and more like working with someone you trust who knows the market cold. In 2025, I took that vision further by turning HoneyWay into a full-service brokerage, where I now serve as Principal Broker.

How I got here

I've lived in and around the Shenandoah Valley for most of my life — long enough to watch fields turn into subdivisions, downtowns get reborn, and school zones shift in ways the average buyer doesn't see coming. Real estate wasn't my first career, but once I got into it, the connection clicked: I already loved this region. Helping other people figure out where they fit inside it turned out to be the work I wanted to do for a long time.

Before turning HoneyWay into a brokerage, I worked with a couple of small brokerages and learned a lot along the way. I also saw how the larger brokerage model could sometimes make real estate feel too much like a numbers game — clients treated like leads, agents treated like production units, and personal service getting lost in the push for volume.

HoneyWay started in 2019 because I believed there was a better way to do this business: fewer clients at a time, clearer communication, honest guidance, and a deeper commitment to the communities we serve. In 2025, I turned that vision into a brokerage built to stay personal on purpose.

Who I work with

Most of my clients fall into one of three groups: first-time buyers who want someone patient enough to actually explain the process, sellers who want their home marketed thoughtfully instead of plugged into a template, and folks relocating into the region from Northern Virginia, D.C., or further out — who need someone to translate the area for them before they've ever set foot in it.

I work with a wide range of properties — single-family homes, small farms and rural land, historic homes around Winchester, and the newer neighborhoods growing across Frederick and Clarke counties. HoneyWay is rooted right here in Virginia, with a focus on serving the Northern Shenandoah Valley with local knowledge, honest guidance, and a personal approach.

Beyond the work

Outside of real estate, I’m usually out enjoying the Valley — taking the backroads, exploring local spots, appreciating the views, or spending time with the people and pets that make home feel like home. I’ve always believed you understand a place best by spending real time in it, not just studying the market from a screen.

Let's talk.

Whether you're a year out from a move or already touring listings, the best first step is a conversation. No pressure, no funnel — just a real conversation about what you're looking for.
