Protected Characteristics
Under federal law, it is illegal to discriminate based on any of the following characteristics in housing-related transactions:

Virginia law extends these protections to include:
- Elderliness (55+)
- Source of funds
- Sexual orientation
- Gender identity
- Military status
Maryland law similarly provides broader protections beyond the federal baseline. As a brokerage licensed in both states, we follow the most protective standard applicable in every transaction we handle.
What This Means in Practice
Our commitment to fair housing is not a legal formality — it shapes how we work every day. Specifically, we:
- Show all clients properties in any neighborhood they wish to consider, without steering toward or away from any area based on a protected characteristic.
- Provide the same quality, thoroughness, and honesty of service to every client regardless of who they are.
- Do not ask questions, make comments, or take actions designed to steer clients toward or away from particular properties or neighborhoods based on protected characteristics.
- Market every listing to the broadest possible audience and do not restrict advertising in ways that exclude protected classes.
- Disclose material facts about properties honestly and consistently to all prospective buyers.
- Negotiate in good faith on behalf of every client with the same diligence and advocacy.
- Refuse to participate in transactions where another party is attempting to discriminate.
A Note on Neighborhood Steering
Steering — the practice of influencing a buyer's choice of neighborhood based on the racial, ethnic, or other protected-class composition of that area — is illegal under the Fair Housing Act and contrary to our values.
We will provide objective information about any neighborhood you ask about, including school ratings, walkability, commute times, amenities, and market data. We will not volunteer information about the demographic makeup of a neighborhood, and we will not guide your search based on assumptions about where you would or would not be "comfortable."
If you ever feel that we — or any party in a transaction — are treating you differently based on who you are, please tell us immediately.
Disability Accommodations
We are committed to working with buyers and renters with disabilities to ensure they have equal access to housing opportunities. This includes:
- Reasonable accommodations — changes in our policies, practices, or services when needed to give a person with a disability an equal opportunity to use and enjoy housing.
- Reasonable modifications — physical changes to a property that a person with a disability may need for full enjoyment of the premises. Under federal law, landlords generally must allow tenants to make reasonable modifications at their own expense.
