How much does it cost to work with a buyer's agent?

Buyer-agent compensation is negotiated up front and varies by transaction. In some deals it's paid by the seller; in others it's negotiated into the buyer's offer. We'll walk through it transparently before you sign anything — no surprises at the closing table.

Do I need to be pre-approved before touring homes?

Strongly recommended. Pre-approval tells you exactly what you can afford, and it's required by most listing agents before they'll accept your offer. We can connect you with local lenders who'll usually turn it around in 24–72 hours — at no cost to you.

How much do I need for a down payment?

Less than most people think. Conventional loans start at 3% down; FHA at 3.5%; VA and USDA can go to 0% if you qualify. Virginia's VHDA and Maryland's MMP also offer down-payment assistance programs that stack with these. We'll point you to programs that match your situation.

How long does buying a home take?

From signed offer to keys in your hand, plan on 30–60 days for most financed purchases. Cash deals can close in two weeks. The shopping phase — finding the right home — varies enormously and is up to you.

I'm relocating to the area. Can you help before I'm in town?

Yes — a lot of our work. Virtual tours, video walkthroughs, neighborhood comparisons, school and commute briefings, and offer prep we can run entirely remote. When you're ready to visit, we set up a focused tour weekend so the trip pays off.

What if I want to buy in an area I don't see on your site?

Just ask. We cover all of the Shenandoah Valley, Loudoun County, and Frederick County, Maryland, including towns not listed on the communities page yet. If you're outside that area, we'll either help directly or refer you to an agent we trust nearby.
