What does HoneyWay charge landlords?
Our fee structure is discussed upfront and based on the scope of what you need — typically a placement fee equivalent to a portion of the first month's rent. Because every property and situation is a little different, we'd rather walk through it with you on a quick call than post a number that might not apply to your situation.
Do you manage the property after the tenant moves in?
Our primary focus is tenant placement — finding, screening, and placing the right tenant in your property. We don't provide ongoing property management services, but we can refer you to trusted local managers if that's what you're looking for. Many of our landlord clients prefer to manage the day-to-day themselves once they have the right tenant in place.
How long does it typically take to find a tenant?
Timeframes vary based on property type, price point, and market conditions — but for well-priced rentals in our service area, it's common to have qualified applicants within two to four weeks of going live. Getting the pricing right from the start is the single biggest factor in reducing days on market.
What makes a strong rental application?
We generally look for income at 3x the monthly rent, a credit score above 620 (higher is better), a clean background and eviction history, and solid references from prior landlords. We'll walk you through the standards and help you decide what criteria matter most for your specific property.
Can you list a property that needs work before it's rent-ready?
Yes — we can help you think through what repairs or updates will have the most impact on both your listing price and your tenant quality, and we can time the listing to your availability date. We can also help you connect with local contractors and vendors if you need referrals.
Do you handle multi-unit buildings, or just single-family homes?
